Our founder invented “cloud based real estate” and we utilize technology to provide a completely digital leasing experience. A resident can schedule a showing online, apply online, pay online, create service tickets online, complete a move in and move out check list from mobile. These efficiencies allow us to manage homes for only 4% (60% off standard management fees) and fill properties for only $1K (60% off standard fill fees). This puts more money right back into our investor’s pockets. Since we own the homes with our investors, our interests to control costs are in complete alignment. Most builders only build to sell and don’t understand or are unable to get value to a reasonable level to create income properties. We understand the built to rent market and provide products designed only to be built efficiently and leased. Our industry leading low 11% general contracting fee in addition to our floorplans designed for efficiency deliver homes that have 20 to 25% equity to our investors on day one.  We used planned production techniques to provide consistent and reliable work to our very important partner trades. We hold a Michigan Builder’s license and are highly adept and working through the complex municipality and zoning and permitting processes for rental homes.

We provide lower risk and higher returns than multifamily and larger funds. We accomplish this by locating land at below replacement value and paring with efficiently built homes. We can accomplish this because our lower volume of production allows us to seek out the best deals, instead of just looking for volume. The west Michigan market lacks competition allowing for larger returns than other more saturated markets are providing. We believe that in order to lower risk and increase returns, you must fulfill a screaming need. West Michigan has that screaming need and our investors benefit.
